An attic conversion is usually the cheapest way to add a room without losing garden or extending the footprint. Abd and Sons Construction carries out attic and loft conversions across the South East — from a straightforward storage-and-office space through to a fully finished habitable room with a fixed staircase.
What an attic conversion involves
Every attic is different, but the work generally covers strengthening the floor, insulating to current standards, forming access with a fixed stair or high-quality loft ladder, adding rooflights for natural light, and plasterboarding and skimming the new walls and ceilings ready for decoration.
- Structural floor joists and load-bearing floor deck
- Insulation to roof slopes, walls and floor
- Fixed staircase or space-saver stair where possible
- Velux-style rooflights and gable windows
- Studwork, plasterboarding and skim finish
- Flooring, skirting, doors and decoration
Planning, regulations and fire safety
Whether a conversion needs planning permission depends on the design and your house. Any conversion into a habitable room must meet Building Regulations for fire safety, means of escape, insulation and ventilation. We will tell you honestly at the quote stage what your project needs and can work alongside an engineer or architect where drawings and certification are required.
Common questions
Can every attic be converted?
No. It depends mainly on head height, roof pitch and the roof structure. We can carry out a quick assessment and tell you what is realistic before you spend money on drawings.
Will I need planning permission?
Many attic conversions are exempt, but not all — dormers and changes to the roof profile often need permission. We will flag this at the quote stage.
Does the new room count as a bedroom?
Only if it meets Building Regulations for a habitable room, including means of escape and fire protection. We build to that standard when that is what you need.
